What Causes It Around Here
Waconia's housing is younger than a lot of what we cover out of Chaska - the median build year here runs close to 2000, well past the 1954-2006 span and the 1986 median that describes the wider service area. That later construction window matters for off-track failures specifically: doors from this era were commonly built with lighter-gauge steel tracks and stamped-steel or nylon rollers on extension-spring setups, not the heavier torsion hardware you find on older stock. Those rollers wear their track flanges thin faster, and once a flange edge rounds off, the roller walks sideways under load instead of riding straight. Add in a severe cold climate, and the steel track itself contracts a few thousandths in January - enough to turn a slightly bent section from a summer bump into a full derail once temperatures drop. We see this pattern most on doors original to houses built between roughly 1995 and 2005, which is a big share of what's standing in Waconia today. It isn't a defect in the house - it's just what that generation of door hardware does after two decades of use in this climate.
How It Shows Up
Most Waconia calls start the same way: the door looks fine sitting closed, but on the way up it stalls, reverses on its own, or one side visibly lags the other. Look at the horizontal tracks near the top - a gap between the roller and the rail, or a track bowed outward at the bend, means the door has already partly jumped its guide. Sometimes it's quieter than that: a new scraping sound low on one side, or the door running noticeably crooked in the last foot of travel. If a cable has come off a drum at the same time, you'll usually see one side of the door hanging lower than the other with the opener still trying to pull it square - that's a two-person, two-tool repair, not a DIY fix. We won't force a door back onto a track that's already bent past its factory radius; at that point the section gets replaced, not bent back, because a re-bent track will jump again within a season.
